    I look at it realistically, if I had 200,000 to spend and had no specific reason to want to buy in your area, would I consider your property with all that’s on offer on leboncoin for 200,000, obviously not. This is exactly the same as I said to my wife about our place when she thought we would get two hundred grand for it. If I was relocating to your area for some reason, had four or five children and a budget of two hundred grand then obviously I would view your house. When you live in a house you look at it completely differently to potential buyers.

    A chap I know couldn’t shift his pavilion, couldn’t understand why, I could, too many small rooms. The main bedroom upstairs was far bigger than the lounge. People want open plan, bigger rooms and less of them. We had seven bedroom’s, two lounges, dining room and an open fronted garage. Turned three bedrooms into one, did away with the dining room, opened up the whole lounge, turned the open fronted garage into a nice workshop. Reduced the price to 140,000, sold it to the first people who viewed it after I had finished. They loved the spacious feel of the place.

    The six bedrooms, need not be bedrooms, could be a study, a hobbies room, additional bathroom . Personally you can never have enough bathrooms or toilets. Nothing worse in a morning, waiting for either if your desperate ! Sometimes that thought needs to be planted because some people cannot see potential or opportunities!

    Sloping ceilings, another dislike by a lot of people, but realistically I personally in today’s market would expect quite a bit for two hundred grand, not so much so when looking in hotspots, but average areas, there is an awful lot of decent property about. Every single younger French potential buyer I have spoken too stated they want open plan, and don’t like lots of small rooms.

    Well I love sloping ceilings, anything quirky, the more the merrier! One man’s meat etc etc. It wouldn’t do for all of us the like the same things. Now big rooms, to me have equalled big heating bills. Have done the big house routine, and we have gone back to a medium sized house with decent sized rooms, not huge, but I’m hoping smaller heating bills. :rose:

    What is the plan when you sell, Jim? Is there any way you can rent the property in the interim and proceed with the plan, being financed by the rent?

    I have the same problem VK, I can rent this place out but that makes it even more difficult to sell plus I would need the capital to buy somewhere else. I suspect Jim is in the same boat ?

    If you move out and rent it, then its not your main residence and you pay capital gains. You can move out and leave the property empty but you need to inform the impots or its capital gains again.

    We moved out of ours, water cut off and electricity . Advised Notaire , tax Office, there was no furniture, water or electricity . Returned to the UK, rented a house until we eventually got a sale and our hands on our money!

    Sorry Vege Kid, but the idea of rentals leaves me cold with dread  :cry:

    Have so many ppl of mine who did that and came back to find the wreckage of a once fine home turn to ashes.

    Correct Pete ! Same boat too.Plus the potential damage from occupants who may render my dream as a nightmare ! Two bottles of red are a cheaper alternative to rentals. OK, we r stuck in our rut, but it’s a comfortable dream, n’est pas?

    Whan I went off for a year with the boat once, I let my house to the Local Council, (in Scotland), they guaranteed the rent, and that the place would be returned in good ‘nick’, that worked out well!

    The thought of renting out to someone on a long-term rent sends shivers down my spine Jim. I currently let  the downstairs flat for a few day at a time maximum so as not to risk having dodgy guests who may damage the place.

    The house is not too big! It is what I would call medium. So many larger houses on the market. I think we enjoyed the home when we first came. (I never wanted to live in France.)  Jim, wanted the experience. Lol  We fell out of love with  the house  due to the neighbourhood to begin with. Then because the house and garden was too expensive for us to keep up.  Later on, when we had had it on the market for what seemed to be an age, we simply see the house through a less positive lens. However, everyone who visits appears to love it and it is a family house, not meant for retired couples.

    The house is well located and there’s others in this town selling for a higher price. The house is no mansion for the rich but it is has a lot of character and situtated in a quiet spot. We are having someone round this afternoon. I hope the viewer is not another man on his own……….grrrr. I am suspicious of men viewing alone. The last ‘man’  viewer told us the house was superb and he would be back on the 12 Sept. etc.etc. We never saw him again. He did not answer our emails. The problem with  “le bon coin,” there is no agent for them to go through, so we open our house to a complete stranger to walk around!!! Another agent told us to be careful who we allow in..  :wacko:

    P.s. I wrote the last post, (eve). My cataracts are getting worse. Have been told to go to Prague for both cataracts to be removed. I have excellent recommendations from someone who has recently had their eyes corrected there. We have no chance here for quick surgery. Thus, we are checking out the Prague idea. Sounds like a better alternative.
